They’re many of you out there who do what I do and that is invest in residential real estate in which you fix up and rent out for monthly, and yearly cash flow. With the end game being selling that property at the height of the market where you make a significant profit. If you do not do this currently I suggest you start. But back to the discussion on renting out apartments. What a pain in the ass this can be for you, especially if you’re not operating on a large scale and renting out 100’s of properties. In that case you probably have an entire team devoted to that.
So how can you make this a fairly seamless process and not waste a lot of time?
Simple. Use Craigslist.
Seriously, I am not kidding. Use Craigslist.
Just so you know, the goal here is not to teach you step-by-step how to set up a Craigslist account and go over every minute detail. It’s really not that hard. I could probably teach my 2-year old how to do it. That’s how easy it is.
Renting Out Apartments Is A Breeze Using Craigslist
- First thing you need to do is write up an Ad for the rental. Here’s an actual example (see below) of one we used to fill a vacancy
- Second, hold an Open House where all the potential renters come at once. This particular open house was only for an hour and a half. We found new tenants for the apartment in that time.
- Third, take as many pictures as you can and include them with an ad like this.
Wash, Rinse, Repeat whenever you have a vacancy.

This apartment is also located on the main road of 38 in Tewksbury right over the Wilmington line. This is a busy road during the day — but does quiet down at night — and current tenants always tell me how surprised they are how quiet it is at night. This street also has sidewalks which lead down to the lake and is a great neighborhood that is very popular for walkers/runners and walking pets.

Two driveways that are plowed in winter with parking for up to 3 cars comfortably for your apartment home, and with two driveways, also plenty of additional off street parking for guests in tandem.
Front farmer’s porch exclusive to your unit (bring your rocking chair or porch swing!).

Although the yard is not large — it can adequately fit both a patio set and garden if desired, and getting your own yard is a nice bonus to living in a two family house as opposed to an apartment complex.

Close to Woburn, Burlington, Billerica, Bedford, Reading, North Reading, Stoneham, Wakefield, Andover, North Andover, Lowell, Chelmsford, Carlisle. Westford, Methuen, Dracut, Tyngsborough, Concord, Lexington, Lincoln, Winchester, and Waltham. I’ve also had tenants live here who commuted to Malden and Medford — and what’s also nice is being so close to the Wilmington MBTA T-stop to Boston just down the street.
